Is Your House Ready for a Blower Door Test?
So what do you as a home owner or builder need to know about making sure the home is ready for this testing? Steps that need to be done before the blower door testing can be done right.

All penetrations in the exterior envelope of the building must be completely sealed, including venting for dryers, range hoods, and bathroom fans, etc.

All windows and doors, especially sliding doors, should be fully installed with appropriate weather stripping and sealing.

Penetrations and openings into knee walls, crawlspaces, and attics should be closed and sealed as tightly as possible.

The main air handler for the AC as well as all duct work should be installed and sealed to required specifications.

Any fireplace or wood burning stove needs to be checked for ashes. The ashes need to be cleaned up or covered with wet newspaper.

For the Duct Blaster or Duct Leakage test the main AC return filter will be removed. Optional, replace or clean AC filters.
Once these steps are complete, the house should be ready for testing for both air infiltration using a blower door, as well as duct leakage using a duct blaster fan.

Need To Know
The test should take 30 minutes to an hour depending on if the building is prepared by the owner or builder prior to the test. For the test we will need the square footage and the volume of the building. The exterior door needed to set up the equipment in needs to be, 28" - 40" wide by 52"- 96" tall. There will also need to be a nearby power source with a standard 3 prong outlet to plug the equipment into. If the house is more than 4500 square feet or extra leaky, double blower fan equipment will need to be used. The AC will be shut off during the test.

Every home permitted after July 1st, 2017 will require a BLOWER DOOR TEST to meet energy code. (Section 402.4.1.2 of the Florida Building Code, 5th Edition 2014 Energy Conservation) This includes SINGLE FAMILY HOMES, TOWN HOMES, DUPLEXES and each CONDOMINIUM and APARTMENT UNIT where the building is three stories or less.
This testing must be done by an APPROVED independent third party contractor, or someone who was not involved in the construction of the house.​

Depressurization tests are the most common form of a whole-home leak test. This test finds the most common leaks that are otherwise invisible with just a walk through inspection.
